Landlord Certificates
Are you a landlord? Do you rent part or all of a property? If the answer is yes then you are legally responsible for the Gas Safety of your tenants. You must arrange for annual gas safety checks and issue all tenants with a landlord certificate every 12 months or when a new tenant moves in. The purpose of a landlord certificate is to ensure all gas pipework and appliances in the rented property are in a safe condition.
It is the law that anyone carrying out gas work and issuing landlord certificates must be on the Gas Safe register. You can relax knowing that all engineers at Pipeline Plumbers are Gas Safe and will be carrying identification to prove it.
The engineer will carry out the required safety checks and issue you with a Landlord Gas Safety Record Form (certificate). The landlord must provide the tenant with a copy within 28 days of the inspection being carried out, and a copy must be given to any new tenants. Landlords must then keep their copy for 2 years. This certificate records the state of the gas pipework and appliances.
